Why cost does not scale perfectly with size
Fixed costs do not change between a 1,500 sq ft and a 3,000 sq ft roof:
- Job setup, ladders, fall protection: ~$400–$700
- Dumpster delivery and removal: ~$400–$650
- Permit fee (varies by city): $150–$450
- Site prep and cleanup: ~$300–$500
So per-square-foot cost drops 5–15% as homes get larger.
Roof square footage vs home square footage
Your roof is usually 20–40% larger than your home's floor area because:
- Eaves and overhangs add 1–3 ft beyond walls
- Roof pitch increases surface area (a 6/12 pitch adds ~12%, an 8/12 adds ~20%, a 12/12 adds ~41%)
- Complex hip-and-valley roofs add 5–15% over a simple gable
So a 2,000 sq ft single-story ranch with a 5/12 pitch has roughly 2,400–2,700 sq ft of roof. A 2,000 sq ft two-story home with a 9/12 pitch has roughly 1,400–1,700 sq ft of roof (less surface but steeper).
