Why cost does not scale perfectly with size

Fixed costs do not change between a 1,500 sq ft and a 3,000 sq ft roof:

  • Job setup, ladders, fall protection: ~$400–$700
  • Dumpster delivery and removal: ~$400–$650
  • Permit fee (varies by city): $150–$450
  • Site prep and cleanup: ~$300–$500

So per-square-foot cost drops 5–15% as homes get larger.

Roof square footage vs home square footage

Your roof is usually 20–40% larger than your home's floor area because:

  • Eaves and overhangs add 1–3 ft beyond walls
  • Roof pitch increases surface area (a 6/12 pitch adds ~12%, an 8/12 adds ~20%, a 12/12 adds ~41%)
  • Complex hip-and-valley roofs add 5–15% over a simple gable

So a 2,000 sq ft single-story ranch with a 5/12 pitch has roughly 2,400–2,700 sq ft of roof. A 2,000 sq ft two-story home with a 9/12 pitch has roughly 1,400–1,700 sq ft of roof (less surface but steeper).

How we measure your roof for a quote

We use one of three methods:

  1. Drone scan for complex or steep roofs — safest, most accurate.
  2. Walk-the-roof measurement for accessible, low-pitch roofs.
  3. Satellite verification using EagleView or similar for initial estimates before site visit.

Every flat-rate quote includes the measured square footage so you can verify our number.

Frequently asked questions

Roofs are typically 20–40% larger than home floor area. Eaves add 1–3 ft, and roof pitch increases surface area (6/12 adds ~12%, 8/12 adds ~20%, 12/12 adds ~41%).
Fixed costs like setup, dumpster, permit, and cleanup do not scale with size. Spread over fewer squares, they push the per-square-foot cost up 5–15% on smaller roofs.
They give rough ballparks. The two biggest variables they miss are deck condition (hidden until tear-off) and roof complexity (valleys, dormers, pitch). A free inspection is the only way to get a real number.
