Metal Roofing — Stanislaus County

Metal roofing for Stanislaus County homes and barns.

Standing seam and exposed-fastener metal roofing built for Stanislaus County's climate — dairy farms, ag properties, and modern homes alike. DeHart Roofing has installed metal systems across the county since 1975. Flat-rate pricing. Manufacturer-backed warranties.

Why metal roofing makes sense in Stanislaus County

Metal roofs reflect solar heat instead of absorbing it. In a county where summers regularly push past 100 degrees in Modesto, Turlock, and Ceres, that matters. Studies show a white or light-colored metal roof can cut cooling costs by 10 to 25 percent compared to a dark asphalt shingle roof. That is real money on your PG&E bill every summer, year after year.

Metal is also a Class A fire-rated material — the highest rating available. For Stanislaus County homeowners near dry grasslands or ag land, that is not a small thing. Metal does not catch embers. It does not ignite from radiant heat. And unlike asphalt shingles, metal will not curl, crack, or blow off in the high winds that come through the valley in spring and fall.

Lifespan is the other big reason people choose metal. A properly installed standing seam steel roof lasts 40 to 70 years with minimal maintenance. Asphalt shingles on the same house will need replacing every 20 to 25 years. Over a 50-year ownership horizon, metal almost always wins the math even with its higher up-front cost.

Types of metal roofing we install

DeHart Roofing installs four main metal systems. Every option meets California's Title 24 cool-roof energy requirements.

  • Standing seam steel and aluminum. The most popular residential metal system. Panels lock together at raised seams with concealed fasteners — no exposed screws that can back out or corrode over time. Clean, modern look. Available in steel or aluminum. Steel is stronger; aluminum is lighter and naturally corrosion-resistant. Colors range from classic charcoal and bronze to cool-roof whites and creams.
  • Exposed-fastener corrugated panels. The workhorse of ag country. Corrugated and ribbed profiles use visible screws with neoprene washers. Installation is faster and cost is lower than standing seam. Ideal for barns, equipment storage, outbuildings, and dairy structures throughout the Hilmar and Livingston corridors. Also used for residential low-slope applications where budget matters.
  • Metal shingles (stone-coated steel). If you want the look of traditional asphalt or tile but the longevity of metal, stone-coated steel shingles are the answer. A zinc-aluminum alloy base is coated with stone chips bonded by acrylic film. They look nearly identical to asphalt from the street. They last twice as long. Good for homeowners in subdivisions with HOA rules about roofing appearance.
  • Copper accents and trim. For custom homes and historic remodels, copper flashings, valleys, and accent panels add a distinctive look that ages to a rich patina. Copper is naturally antimicrobial and lasts 100 years or more. We install copper trim alongside other metal or tile systems.

Common applications in Stanislaus County

Metal roofing serves a wider range of properties in Stanislaus County than most people realize.

  • Modern and contemporary homes. Standing seam is the go-to for new construction with flat or low-slope rooflines in newer Turlock and Modesto developments.
  • Dairy farms and ag properties. The Central Valley is one of the top dairy-producing regions in the country. Corrugated and ribbed metal panels are standard on barns, free-stalls, and storage structures throughout Hilmar, Delhi, Keyes, and Livingston.
  • Ranch homes and older Modesto neighborhoods. Metal shingles let homeowners in established College Area or La Loma neighborhoods get a longer-lasting roof without changing the look that fits the block.
  • Commercial flat-to-pitched conversions. Some commercial owners in Modesto and Turlock add a pitched metal roof over an existing flat structure to improve drainage and reduce ongoing maintenance costs.
  • Residential additions and garage roofs. Metal is a great match for additions where you want longevity without worrying about the addition's roof failing before the main house roof.

What metal roofing costs in Stanislaus County

Metal roofing in Stanislaus County typically runs $10 to $25 per square foot installed, depending on the system. Exposed-fastener corrugated panels come in at the lower end — roughly $10 to $14 per square foot for a standard residential or agricultural job. Standing seam steel runs $15 to $22 per square foot. Stone-coated steel shingles typically land between $12 and $20 per square foot. These are honest ranges for 2025–2026 material and labor costs in the Central Valley — your exact price depends on roof pitch, access, tear-off needed, and panel color selection.

Compare that to asphalt shingles at $6 to $10 per square foot installed. Metal costs more today, but it will outlast two to three asphalt replacements. If you plan to stay in the house or hold the property long-term, the lifetime cost math favors metal.

DeHart provides flat-rate, written quotes with no surprises. We tell you the all-in number before we start — material, labor, tear-off, underlayment, and cleanup.

The installation process

Here is what a typical metal roof installation looks like from start to finish.

  1. Free inspection and assessment. We inspect your current roof, deck, and structure. We measure the roof, check for any soft spots or rot that needs repair, and confirm pitch suitability for the metal system you want.
  2. Flat-rate bid. You get a written quote within 24 to 48 hours. No pressure, no obligation.
  3. Permit pulled. Metal roofing in Stanislaus County requires a building permit. We handle the permit application with the city or county — Modesto, Turlock, Ceres, and unincorporated Stanislaus County all have their own offices. Permit time varies from two days to two weeks depending on jurisdiction.
  4. Tear-off. We remove the existing roof down to the deck. We do not recommend installing metal over old shingles in most cases — it traps moisture and prevents proper deck inspection.
  5. Deck repair. Any damaged sheathing is replaced before we go further. This is the step that many cut-rate contractors skip. We do not.
  6. Underlayment installation. A high-quality synthetic underlayment goes down first. This is a critical layer — it is your first line of defense if any moisture ever gets under the metal panels.
  7. Panel installation. Metal panels are measured, cut, and fastened. Standing seam panels clip to the deck with concealed fasteners; corrugated panels use exposed screws with rubber washers at every rib.
  8. Flashing and trim. Ridge caps, eave trim, rake trim, and valley flashings are installed and sealed. Pipe boots and penetrations are flashed to manufacturer spec.
  9. Cleanup and inspection. We clean up the job site, haul away all old roofing material, and do a final walk-around inspection. Most residential metal roof jobs finish in 2 to 4 days.

Why choose DeHart for metal roofing

DeHart Roofing has been a Stanislaus County institution since 1975. Under Espindola family ownership since 2026, we brought in the operational standards and manufacturer certifications of Econo Roofing — including GAF Master Elite and Owens Corning Platinum Preferred status. Our crews that install metal systems have done metal on everything from Turlock dairy barns to contemporary Modesto new construction.

Clayton DeHart, our lead salesman and a familiar face to longtime DeHart customers, can walk you through which metal system makes sense for your specific home or building. We are not going to upsell you standing seam if exposed-fastener corrugated is the right tool for your barn. We are also not going to talk you into metal if asphalt shingles make more financial sense for your situation — we offer Pabco-tier entry-level shingles as well for homeowners where budget is the priority.

Frequently asked questions

Most metal roofs last 40 to 70 years with minimal maintenance. Standing seam systems with concealed fasteners tend to last longest — some reach 60 to 70 years with proper underlayment and periodic inspection. Exposed-fastener corrugated panels typically run 30 to 45 years depending on the coating quality and environment.
No — not with proper installation. Metal roofs installed over solid sheathing and a quality synthetic underlayment are no louder than asphalt during rain. The "rain drum" noise people associate with metal usually comes from bare corrugated panels on open-framed structures like barns, where there is an air gap under the panel. A residential metal roof with solid decking beneath it sounds the same as any other roof.
Sometimes. California building code allows one re-roof overlay in many jurisdictions. But we generally recommend a full tear-off for metal roofing. Metal is a 50-year investment — you want to start on a clean, inspected deck. Overlays trap moisture, hide damaged sheathing, and add weight. If we find a reason an overlay makes sense for your project, we will tell you. Most of the time, tear-off is the right call.
No. Metal roofing does not increase lightning strike risk. The height and shape of a structure determine lightning attraction, not the roofing material. If lightning does strike a metal roof, the metal conducts the energy safely rather than igniting like combustible roofing materials. Metal is actually safer in a lightning event than wood shake or asphalt.
Typically yes. Metal roofing has a documented return on investment at resale — partly because buyers understand they will not need a new roof for decades, and partly because of lower homeowner's insurance rates with a Class A fire-rated roof. In Stanislaus County's active real estate market, a metal roof can be a meaningful selling point, particularly for buyers from fire-risk-aware areas.
Metal roofing systems typically include a manufacturer paint/coating warranty of 30 to 40 years and a substrate warranty of 40 years or more. DeHart also provides a workmanship warranty on installation. Warranty terms vary by manufacturer and panel type — we walk you through the specific coverage before you sign.
Yes. Standing seam metal roofs are actually ideal for solar — clamp-style mounting systems attach directly to the seams with no roof penetrations required. That means no leak points. If you are considering adding solar in the next 5 to 10 years, installing a standing seam metal roof now sets you up perfectly. Ask us about solar-ready metal systems when you request your estimate.
