Commercial roofing services in Stanislaus County
DeHart Roofing handles commercial projects of all sizes — from single-unit retail buildings to large multi-family complexes. We've been serving business owners and property managers in the Modesto-Turlock corridor since 1975, and under Espindola family ownership since 2026, every project now runs on the same flat-rate pricing, written scope of work, and accountability standards as Econo Roofing.
Whether you need a full roof replacement on a warehouse in Ceres or an annual upkeep program for an HOA community in Salida, we bring manufacturer-certified crews and a project manager who answers your calls directly.
Commercial roofing systems we install
We install every major commercial roof system on the U.S. market. The right choice for your building depends on holding period, building type, budget, and Title 24 compliance — not a "one system fits all" recommendation.
- TPO — white single-ply membrane, heat-welded seams, Title 24 compliant
- EPDM — rubber single-ply, glued seams, traditional or white
- PVC — premium single-ply with chemical resistance (restaurants, labs)
- Modified Bitumen — rubber-modified asphalt rolls, torch or self-adhered
- Built-Up Roofing (BUR) — multi-ply asphalt and felt, traditional flat-roof system
- Standing Seam Metal — 40–60 year service life, Class A fire rating
- SPF (Spray Polyurethane Foam) — seamless insulated system for irregular shapes
- Roof coatings — restoration of an existing membrane that still has good structure (see our roof coating service page)

Industries and property types we serve
We work with property owners, property managers, HOA boards, and business operators across Stanislaus County. Common project types include:
- HOAs and condo communities. Multi-building communities in Modesto, Turlock, and Ceres with flat or low-slope roofs need contractors who can coordinate schedules around residents and board approval processes. We handle both.
- Multi-family apartment buildings. Two-story and three-story apartments throughout Stanislaus County — we stage work to avoid disrupting occupied units.
- Property management portfolios. If you manage multiple properties, ask about our portfolio upkeep agreements. We provide a single point of contact and priority scheduling across your buildings.
- Retail and shopping centers. Strip malls along Fulton Road in Fresno, McHenry Avenue in Modesto, and Monte Vista Avenue in Turlock — we understand the tenant disruption concerns and work weekends and off-hours when needed.
- Churches and assembly buildings. Large-span roofs with complex roof openings and skylights. We bring the documentation these properties often need for insurance purposes.
- Light industrial and warehouses. High Bay facilities, cold storage, and processing buildings where roof failure is a direct business risk. We provide emergency response coverage after the job is done.
- Agricultural buildings. Stanislaus County has significant agricultural infrastructure — packing sheds, processing facilities, and storage buildings. We've roofed them throughout the Modesto-Livingston corridor.
Our commercial roofing process
Every commercial job runs the same five-step process. No surprises, no scope creep.
- Initial assessment. Clayton DeHart or a project lead walks the roof, measures the system, documents condition, and identifies any underlying deck issues that would need to be addressed before install.
- Written bid. You get a flat-rate written estimate with itemized scope, system spec, and project timeline — within 48 hours of the assessment. No verbal estimates, no change orders for work we knew about at the start.
- Schedule and permits. We pull all required permits and coordinate the schedule with your operation. For occupied buildings, we establish noise hours, parking plans, and communication protocols with tenants.
- Installation. Our crews are the same teams we've run under Econo Roofing's operational standards — not day-labor subcontractors. A supervisor is on-site daily. We do not leave a job half-done.
- Punch list and closeout. Before we call the job complete, we do a joint walkthrough, address any items that didn't meet spec, and deliver the warranty documentation and permit sign-off.
Pricing transparency
Commercial roofing costs vary by size, system, and site conditions. Here's what you should expect in Stanislaus County:
- TPO membrane replacement: $6.50-$10 per square foot installed (includes tearoff, install, and standard warranty registration)
- EPDM membrane replacement: $5.50-$9 per square foot installed
- Modified bitumen: $5-$8 per square foot installed
- Standing seam metal: $9-$18 per square foot depending on panel spec
- Roof coating (over existing membrane): $1.50-$4 per square foot depending on system and thickness
These are ranges — not quotes. Actual pricing depends on roof access, existing membrane condition, drain configuration, and project complexity. Request a free site assessment and we'll give you a real number in writing.
Warranty coverage
Every DeHart commercial job includes two warranty layers:
- Manufacturer warranty: Depending on the system and tier, TPO and EPDM projects include 15-25 year NDL (no-dollar-limit) manufacturer warranties from GAF, Owens Corning, or equivalent. We register every project directly with the manufacturer at job closeout.
- Workmanship warranty: We back our install separately. If a failure is due to how we installed the system — not the material — we return and fix it at no charge.
Why choose DeHart for your commercial project
Stanislaus County has no shortage of roofing contractors. Here's what sets DeHart apart for commercial work:
- 50-year Stanislaus heritage. DeHart has been roofing business buildings in this county since 1975. Clayton DeHart, the lead salesman, has spent his career on these roofs and knows the local building stock, common failure points, and what property owners in this market actually need.
- Espindola family standards. Under Espindola ownership since 2026, DeHart now runs on the same operational standards as Econo Roofing — Mario Espindola's Central Valley flagship with OC Platinum Preferred and GAF Master Elite certifications.
- Pabco option for budget-sensitive projects. For HOA boards and property managers working within fixed budgets, DeHart can specify Pabco products — a real cost option that Econo and NuShake don't usually quote. Same crew quality, lower material tier.
- Single point of contact. Clayton DeHart handles commercial sales personally. You're not dealing with a rotating sales staff or a call center.
- Insurance claim support. We work with major commercial carriers — State Farm, Travelers, Zurich, and others — to document storm damage, provide repair-vs-replacement analysis for adjusters, and support claim processing.
