Why Spanish Colonial homes need tile
Three reasons:
- Architectural integrity. Spanish Colonial Revival is defined by its tile roof. Replacing with shingles makes the house look incomplete.
- Resale. Modesto buyers shopping La Loma or College Area expect tile. A non-tile roof can knock $15,000–$40,000 off offer prices.
- Performance. Tile lasts 40–75 years here. Shingles last 20–28. Per-year cost is similar but tile holds resale value better.
Tile profiles to know
S-tile (Spanish S)
The classic Spanish Colonial profile. Each tile has a curved "S" shape that interlocks with neighbors. Available in concrete (most common) and clay (premium).
Barrel tile (mission tile)
Two-piece system: pan tile on bottom, cover tile on top. More traditional, more labor-intensive, premium look. Usually clay.
Flat tile
Slate-look or shake-look flat tile. Less common on Spanish Colonial but appears on some Mediterranean Revival homes.
Restoration vs. full replacement
Save-and-relay restoration
If your existing tile is in good condition but the underlayment failed, we can:
- Carefully remove all tile and stack it on the ground
- Strip and inspect the deck (often boards on 1920s–1950s homes)
- Repair any rot
- Install premium synthetic or peel-and-stick underlayment
- Re-lay your existing tile + replace any broken pieces with profile-matched new tile
Cost: $14–$22 per sq ft. Saves 30–50% vs new tile because you keep the existing material.
Full new-tile replacement
When existing tile is too damaged or you want fresh color uniformity:
- All new tile in matched profile
- Same deck repair + underlayment process
- Better color uniformity than save-and-relay
Cost: $16–$28 per sq ft for concrete tile, $22–$36 per sq ft for clay tile.

Where these homes are in Modesto
- La Loma: Steep-pitch Spanish Colonial Revival homes from the 1920s–1940s, mostly clay or concrete S-tile.
- College Area: Mixed Spanish, Mediterranean, and Mission Revival homes. Original tile often mismatched after decades of repairs.
- Downtown / Eastside historic neighborhoods: Scattered Spanish Colonial bungalows from the 1920s. Original tile worth restoring.
The underlayment matters more than the tile
Tile is the visible weather barrier, but the underlayment is the actual waterproof layer. On a 60-year tile roof, the underlayment is what fails first — usually at year 35–45.
Our underlayment standards for Spanish Colonial restorations:
- Standard pitches (5/12–7/12): Synthetic underlayment with 30-year rating
- Steep La Loma pitches (8/12+): Peel-and-stick membrane — the secondary protection if a tile cracks
- All projects: Ice-and-water shield in valleys and around penetrations
Matching tile that no one makes anymore
The trickiest part of restoring older Spanish Colonial roofs is matching tile profiles that have been discontinued. We work with three sources:
- Salvage yards (Sacramento and Bay Area)
- Specialty tile distributors who stock vintage profiles
- Custom-fabricated tile from manufacturers like Boral or US Tile
For College Area homes with older 1930s tile, we usually find matches within 1–2 weeks of project booking.
